Printed flyers and leaflets remained a powerful marketing tool for luxury real estate agencies in 2010, even as the industry shifted towards digital channels as Lucas Fox did.

These physical materials offered a unique advantage – they helped make the agency’s brand tangible, trustworthy, and ready for business.

By distributing professionally-designed flyers it helped the agency keep their name top-of-mind with potential clients, even if an immediate inquiry didn’t follow.

These flyers were everywhere, from reception to new listing folders, held in bars, restaurants and delivered by agents to high brow neighbourhoods. These locations were planned and campaigns to re-market were done at least every quarter.

The quality of the flyers was very high. 300dpi offset printing on high quality card between 200-300 depending on supplier.

The strategic use of flyers allowed me to showcase their sold and available properties and track record, building confidence in prospective buyers and sellers.

We used visually captivating layouts with concise messaging and relevant visuals, making these flyers more memorable and effective than generic alternatives. They were also trilingual in English, Spanish and Catalan.

Importantly, these flyers enabled agencies us to tell a compelling story about their services and the home-buying/selling experience, further differentiating themselves in a crowded market. With my onboarding I started to move away from feature to benefit led brand messaging which evolved over the years with the agency.

To maximise the impact of their branded flyers, these visually striking designs that highlighted key information like property photos, pricing, and contact details – avoiding the trap of overcrowding the flyer. This was the balance in design and simplicity.

Although this form of advertising is now the norm, back in 2012 it was very adventurous

The primary goal in writing these external market reports was to offer valuable insights that go beyond the surface-level data. It aimed to uncover the underlying trends, drivers, and nuances that shape the real estate landscape.

By analysing a wide range of economic indicators, demographic shifts, and supply-demand dynamics, it was to paint a holistic picture of the market that can inform strategic decision-making and mainly attract new sellers to the agency as, the agency shows it has its finger on the pulse of the buyers / renters and their habits.

The other objective in producing these market reports was to equip the sales and rental team with more ‘recent data and material’ to achieve the agency’s goals. Attract more investors, developers, and homebuyers.

As technology advanced, these devices became increasingly versatile, allowing the sales and rental agents to personalise the content and branding for each client or event. This made them a valuable tool for incentive marketing, where the unique and customised nature of the USB drives could be leveraged to engage and impress potential buyers and property owners.

Versatility and Portability: Custom USB drives allowed agents to have all their property listings, visuals, and important documents readily available, even in locations with poor internet access – or better properties that needed a user name and password to access normally. This convenience is highly valuable when meeting with potential buyers

In 2012, targeting potential Russian buyers for property sales was crucial for the Spanish real estate market.

  • Russian Overseas Property Market: The Russian overseas property market was rapidly growing, with Russians expected to invest up to US$12 billion in 2012. This highlighted a significant opportunity for real estate sales to Russian buyers
  • Targeting Russian Buyers: To tap into this market, effective marketing concepts were essential. Russia’s interest in buying property abroad was strong, with available funds and a desire to own property overseas. SEO reach was effective in Russia however, for the market print advertising was recommended to target potential investors and to act as a showcase.
  • Marketing Channels: Utilising platforms like International Residence Magazine and 1-property.ru, which were established as leading sources for overseas property information in Russia, provided a strategic way to reach the Russian audience interested in property investments abroad. Maindoor was cited as a publication of interest from the Russian property sales team

In conclusion, the year 2012 marked a significant opportunity for Spanish property sales by targeting Russian buyers through effective marketing strategies tailored to the preferences and interests of the Russian market.

Advertised on Ryan Air’s website and inflight printed magazine. The Ryanair magazine is distributed on over 200,000 Ryanair flights each month, which carry more than 7 million customers back in 2011.

The Ryanair magazine is focused on driving on-board sales and advertising revenue for the airline, rather than just providing general travel content  

This is a different approach than many other airline magazines that aim for a more editorial focus on flights. So, although inflight magazines provide advertisers with a large and captive audience, this was more a brand awareness exercise than a serious way to capture listings and also to show that the brand breaks ‘norms’ of luxury.
